Then move through the home in a logical sequence: main living areas, kitchen, bedrooms and baths, outdoor space, garage, and mechanical updates. Use specific nouns. Quartz counters and a gas range tell a buyer more than a modern kitchen does. Dates matter too. A roof replaced in 2024 is a fact a buyer can verify, while a newer roof is a claim they will discount.

The multi-family example leads with income facts: separate meters, lease status, and an available rent roll. The land example lists what a builder needs to know, such as road frontage, power, a well, and a perc test. The luxury examples slow the pace, use longer sentences, and name materials and fixtures where they are known. The concise examples strip out transitions and let the facts stand on their own.
Use these listing description examples as a starting pattern, not as text to copy. Swap in your own facts, keep the order, and cut anything you cannot verify. If you are stuck, generate two versions in different tones and combine the best sentences from each.
The Fair Housing Act prohibits advertising that indicates a preference based on race, color, religion, national origin, sex, disability, or familial status. Many states and cities add categories such as source of income, age, or marital status. A listing description crosses the line the moment it describes who should live in the home instead of what the home is.
That means phrases like perfect for families, ideal for empty nesters, or great bachelor pad are off limits. So are references to nearby places of worship framed as a benefit, and words such as safe or exclusive that imply who belongs. Stick to physical facts: room counts, materials, dimensions, distances, and dates of improvements.
The generator is written to avoid these patterns, but you remain responsible for the final text. Read every description before you post it, and check your MLS and brokerage guidelines, which are often stricter than federal law.
Most MLS systems cap the public remarks field, and the limit varies by market. Some count characters including spaces, and some prohibit URLs, phone numbers, or agent names in the remarks. The MLS max option targets about 250 words, which fits many systems, but check your own limit before you paste. If you need to cut, remove the closing sentence first and then trim adjectives.
